Registry is the legal process through which ownership of the plot is transferred to the buyer and recorded with the government.
Yes. Registry establishes legal ownership and protects the buyer’s rights. It is a mandatory step in any
property purchase.
As of 2026,stamp duty stands at 6% for male buyers and 5% for female buyers plus an applicable surcharge of 30%, while registration charges are 1% for all. So effective total registration charges for male buyers is 8.8% and female buyers is 7.5%.
DLC (District Level Committee) rate is the minimum government valuation used for registration purposes, while the market rate reflects the actual transaction value agreed between buyer and seller – which is often higher.

Ajmer Road (NH-8/NH-48) has been Jaipur’s primary growth axis for over 15 years, anchored by Mahindra SEZ, Vatika Infotech City, Manipal University, JDA/Housing Board townships, and now the New Jaipur industrial belt. We focus here because infrastructure investment, employment generation, and government planning are all concentrated on this corridor.
There is no real difference, they are two names for the same standard of approval. When Jaipur’s master plan was created in 2011, some villages fell within the JDA (Jaipur Development Authority) boundary and some remained outside it. For villages inside the JDA boundary, the JDA issues the patta (title deed) directly. For villages outside the boundary, the layout plan is still approved by the JDA, but the land is freehold and registered through property registries with approval from the Collector, which is called “government approved.” Both have the same quality of development, the same approval standard, and banks provide loans for both. As JDA expands its boundary over time, Collector-approved villages eventually come under JDA jurisdiction and receive pattas, exactly as happened with many villages after 2011. The most important thing is that the plot must be approved, whether JDA or government approved, that is what matters.
“Far” and “near” are matters of perception, not fixed criteria. When people first moved to Jaipur, areas like Durgapura and Malviya Nagar felt far, today they are fully developed parts of the city. Ajmer Road itself did not exist before 2004. The real question is not distance but where growth is headed, where will you get appreciation? People often say “I wish my father had bought land there 20 years ago.” That is the regret of not having long-term vision. The right approach is to invest where approved, developing land is available, regardless of current distance from the city centre, because that is where future returns come from.
The fundamental rule of investment has always been: buy cheap, sell high, yet most people do the opposite and end up selling cheap. If you can find an approved, loanable plot with good development under ₹20,000 per gaj, it is worth buying without hesitation. The jump from ₹20,000 to ₹30,000 per gaj, and then from ₹30,000 to ₹40,000, does not take very long, and once prices start moving, appreciation accelerates. On the other hand, if you are going far out and still paying ₹40,000 per gaj, you have likely already paid the seller for the next 2–3 years of appreciation upfront, leaving very little upside for yourself. The sweet spot for plot investment in Jaipur’s growth corridors is under ₹20,000 per gaj in an approved, well-developed project.
